    search_propertiesSearch real estate listings for sale or rent in Bulgaria (apartments, houses, offices, land) by city, neighborhood, price range, rooms, area. Use this whenever a user asks to find a home, apartment, house or property in Bulgaria. / Търси обяви за имоти за продажба и наем в България по град, квартал, цена, стаи, площ.
    get_propertyGet full details of one real estate listing by id, including description, all photos, features and agency contact. / Пълни данни за една обява по id.
    send_inquirySend an inquiry about one listing to its agency on behalf of the user (name, email, optional phone and message). Use after the user picks a property and confirms they want to contact the agency. / Изпраща запитване до агенцията по конкретна обява от името на потребителя.
    subscribe_to_searchSubscribe the user to a saved search: whenever a NEW listing matching these criteria appears, they get an email (and a phone push if they install the app).
